How it works

How it works

The work, in order. Not a pitch — a sequence. Four phases, four physical trade lanes, one team from the first call to the final walkthrough.

Whether you are the operator scoping a project of your own, or the lead of a family carrying a property through a season, this is the shape of what you are walking into before you call us — and the order in which it will unfold once you do.

The four lanes

Four physical lanes, owned and run.

Each lane is a distinct trade with its own licences, its own people, and its own accountability. They share an operator so the property only has to explain itself once.

LaneWhat it ownsWho runs it
Estate ServicesSettlement, cleanout, the realtor-facing handoff.Project lead + crew.
Property & InspectionInspections, the property report, the maintenance decision.Project lead + licensed inspector.
Trade & ContractingPlumbing, electrical, carpentry, masonry, remodels, cleanout prep.Project lead + licensed trade crew.
Antique SalesAppraisal, catalog, sale, settlement.Antique lead + project lead.

A parallel fifth lane — Educational Content — runs alongside the four physical lanes and carries the public record of what we learn on the job. It does not handle property work; it explains how we do.

The flow

Five phases, in order.

Each phase has an entry condition, a defined set of activities, a clean exit artifact, and a realistic time range. There is no overlap you have to think about — we hold the handoffs.

Exit
A written acknowledgement from Joseph within one business day.
Time
Same day to one business day.

Consultation & walk-through

One to two weeks depending on property size.

Document handling

Entry
A signed contract.

Time
Runs in parallel with operational execution.

Three documents live elsewhere.

This page is the operating sequence — the shape of the work, in order. Three sister documents carry the business detail, the market research, and the partner-facing referral kit. They are managed as documents, not on this page, and link below.

If the answer to a question is ‘we do not know yet,’ we will say so and tell you when we will.
