About 9 Revolution

The whole picture held, by one team, through one contract.

9 Revolution is a small 518 practice built around a working belief: property work is also life work, and the small things stay connected to the large ones. We run settlement, cleanout, renovation, antique and estate resale, and a community of vendors and referral partners as one company — so the family at the centre of a transition talks to one team and signs one contract, from first call to final walkthrough.

Our story

Built for the work most people wish someone else would hold.

The work that lands during a property transition — settling an estate, clearing a house that has stood empty, walking through a remodel — does not fit into one trade. It needs coordination, judgment, and a calm steady hand. Most people we meet are carrying it on top of a job, a family, a move, or a loss. The last thing they need is to be the general contractor for their own life.

Joseph built the company around that gap — around the projects that span trades and span months: estate sales that turn into cleanouts, cleanouts that surface a plumbing repair, inspections that find the electrical panel that should not still be in service. We hire people who can run a job and people who can run a project, and we put them on the same team.

Today we work out of the Capital Region. The 518 is large enough to keep us busy and small enough that a call from one client reaches the person who shows up next week. We work with homeowners, executors, real estate agents, and property managers. The list of services has grown; the way we work — and the belief we work from — has not.

The 518 is full of houses that have held someone for forty years. We try to leave them in good hands.

What we hold ourselves to

Four values. Every job.

Continuity, plainness, capability, local — the four ways we keep the small things connected to the large ones, on every property we touch. Held quietly. Held every time.

Continuity
A property transition almost always rides on top of something else — a move, a loss, a marriage, a long-distance owner. We carry the work so the family carrying the season can keep their own rhythm. You will not hear from us after a job ends unless something genuinely needs your attention.
Plainness
Plain pricing. Plain timelines. Plain explanations of what is happening and why — in language a non-builder can read on the first pass. We do not bury the cost of a decision in fine print you only find after signing.
Capability
In-house trades and a vetted vendor network — plumbing, electrical, carpentry, masonry, cleanouts, remodels, inspections. The full scope of a property, and the accountability to deliver it under one contract instead of six.
Local
A 518 company, not a regional franchise. The person you talked to last month is the crew on site next month, and the work does not get handed off to a stranger. We work where we live, and we plan to keep working here long after the current project ends.

Service territory

The 518 Capital Region.

We were raised here. The Capital Region is large enough to keep us busy and small enough that a call from one client reaches the person who shows up. If you are outside the territory and need a referral, we can usually point you to someone who works the way we do.

  • Albany, Saratoga, Schenectady, Troy, and Rensselaer counties
  • Single-family homes, small multi-unit residential, and rural properties
  • Long-distance owners, executors, and estate managers
  • Real estate agents and property managers in transition
